Surprised to see Williams Island in your price range?

Good news: you probably didn’t leave a zero out of the search.

Between the marina, tennis courts, and spa, this Aventura address can make you wonder whether you need an appointment to ask what things cost.

But the listings cover a wider range than you might expect, so that casual scroll could turn into a search worth taking seriously.

Before you start mentally moving in, though, give your wish list a little supervision.

A better view here and a renovated kitchen there can stretch the budget, especially once you add the monthly costs of island life.

Figure out which details deserve your money, and you’ll be closer to picking up the keys—and deciding whether those tennis lessons are finally happening.

Here’s what your budget can get you right now on Williams Island.

AROUND $500K

1) Entry-Level Condos in Established Towers

The tennis courts don’t move farther away just because you bought one of Williams Island’s less expensive addresses.

In fact, at $500K, you’re shopping in established buildings, with 1000 Island Boulevard providing several two-bedroom options near or below this budget.

Many of those residences measure roughly 1,140–1,350 square feet, giving you enough space to consider this a full-time home rather than somewhere to keep a suitcase.

Inside, however, the differences will be apparent: one seller may have updated the kitchen, while another will encourage you to have strong opinions about cabinet doors.

Your view will also depend on the building’s position, floor, and direction the windows face, so “water view” deserves a closer look from the balcony.

That makes this a budget for carefully comparing individual residences, rather than assuming everything at the same price offers the same experience.

Before getting attached, put the building’s monthly charges and any special assessment—an extra charge for shared expenses—beside the asking price.

A slightly more expensive purchase could work better for your budget if the less expensive alternative comes with substantial additional payments.

Choose the combination of space, condition, and ongoing costs that works for you, and the island’s amenities become something you can enjoy without constantly recalculating the decision.

AROUND $1M

1) Larger Two- and Three-Bedroom High-Rise Condos

That extra room for visiting family becomes a more realistic amenity around $1M, but whether everyone knows that you have it remains entirely your decision.

In buildings such as 1000, 2800, and 4000 Island Boulevard, this budget lets you search for larger layouts, including three-bedrooms around 1,900–2,100 square feet.

The extra space can make daily life easier, especially if you need a home office, host overnight guests, or would prefer the dining table to stop doing all three jobs.

Still, you’re comparing residences across different buildings, so a larger floor plan and a higher asking price don’t automatically mean everything has been renovated.

One option may offer more room but need work, while another puts more of your budget toward finished interiors or a view you’ll notice every morning.

To sort those choices out, walk through your normal day during the showing: where you would work, whether the bedrooms offer enough privacy, and how the living area connects to the balcony.

That exercise is especially useful when shared island amenities can make otherwise different listings sound remarkably similar.

Spend the additional money on space you’ll use, rather than square footage that only looks impressive in the listing.

2) Low-Rise Condos in Mediterranean Village

If you like Williams Island but would rather keep the skyline as a view from your windows, Mediterranean Village should be a stop on your tour.

Its three five-story buildings offer a different setting from the towers, with Mediterranean architecture and a position beside the island’s marina.

Around the $1M mark, the search includes two- and three-bedroom residences, with several current examples offering roughly 1,600–1,950 square feet, giving buyers a practical alternative without leaving the Williams Island community.

The appeal becomes clearer when you compare the outdoor spaces, outlook, and route from your parking space to the front door.

For example, some residences offer multiple balconies and elevator access shared with very few neighbors, details that can matter more in everyday life than being twenty floors higher.

But these are established buildings too, so the lower height doesn’t remove the need to ask about shared repairs and planned improvements.

If the marina setting and smaller building scale suit you, Mediterranean Village is worth comparing directly with the towers before deciding that a bigger budget should automatically take you higher.

AROUND $3M+

1) Luxury Condos in Bellini, Bella Mare, and Residence du Cap

At this point, the question becomes what you want your private space to add to the Williams Island experience.

Around $3M and above, Bellini, Bella Mare, and Residence du Cap offer different answers through their layouts, interiors, and building features.

Bellini is particularly relevant if a private elevator arrival and a corner layout appeal to you, with wraparound balconies giving the outdoor space a larger role in the home.

Bella Mare adds three- and four-bedroom choices to the comparison, while Residence du Cap can offer substantial interior space near this budget.

The range matters: current examples include approximately 2,600 square feet at Bellini near $3M, around 2,800 square feet at Bella Mare above $3M, and a larger four-bedroom Residence du Cap option below that threshold.

Those differences are a good reason to tour across buildings instead of assuming the highest price buys the most room.

Even here, you’ll want to separate the value of the residence from the seller’s taste in finishes.

A kitchen you love, practical outdoor space, and the privacy you want are easier to appreciate every day than expensive details you’re already planning to replace.

Let the tour establish what earns the premium before the building name does it for you.

2) Expansive Penthouses

“Penthouse” on Williams Island should be followed up with this question: How much home is included in the name?

The island has penthouse listings at very different prices, so the word alone doesn’t tell you whether you’re buying a modest top-floor residence or a much larger property.

At the expansive end of the market, exceeding $3M is more likely, such as a current Residence du Cap example with nearly 5,000 square feet advertised at $5.8M.

These are limited choices, and their layouts and outdoor areas need more than a standard checklist borrowed from the floor below.

Before paying for the distinction, consider how you would furnish, use, and maintain all that space.

The strongest reason to buy one is that its particular layout improves your life—not simply that the elevator has fewer stops left.

3) Private Homes and Villas in Villa Flora

Your Williams Island search doesn’t have to end at an elevator door, although Villa Flora offers a much smaller selection.

This small enclave adds private homes and villas to a community better known for its towers, with properties that can include their own pools, garages, and multiple levels.

Those features create a different daily routine, especially if you want more separation from neighbors and your own outdoor space.

Availability is the catch: a home sold for $3.6M in May 2026, but the current listing verified for this article is asking $13.75M.

That gap means Villa Flora belongs in the upper-budget conversation, with a clear understanding that a recent sale near the tier’s starting point isn't a home you can buy today.

If this is the version of Williams Island you want, give yourself time to wait for the right property rather than building your plans around an assumed supply.

THE REAL COST OF BUYING ON WILLIAMS ISLAND

So, which budget works best on Williams Island?    

The Williams Island purchase worth celebrating is the one you can enjoy after the first round of bills arrives.

For buyers who want a practical starting target, around $1M gives you room to compare larger residences and different settings without making the most expensive buildings a requirement.

A $500K purchase can also make sense, provided the monthly commitments fit comfortably alongside the price.

This means a lower asking price doesn’t shrink the cost of operating the building or maintaining the surrounding club community.

So before choosing a favorite, ask for a complete breakdown of building maintenance, island association charges, club dues, any required spending minimum, and the buyer’s initiation fee.

Have the association confirm what each figure includes so you don’t overlook a charge—or count the same one twice.

Published listings quote different membership amounts, making a current written breakdown much more useful than a number copied from another listing.

The same goes for special assessments, those extra payments for shared expenses, particularly when a building is completing major improvements.

For perspective, one recently sold residence at 4000 Island Boulevard advertised roughly $1,545 in monthly maintenance plus a separate assessment of about $942 per month.

That was one property’s arrangement, but it shows why the lowest purchase price deserves a second calculation.

Once you add your property taxes, insurance, and any work inside the home, you’ll have a much clearer picture of what ownership asks of you.

Then consider how much you’ll get from the facilities that helped put Williams Island on your list.

If the courts, spa, and on-island dining will become part of your week, there is a personal reason to make room for them in the budget.

Buy with enough breathing room to enjoy that week, because the view is considerably better when you’re not looking at it over a calculator.
