Homes on the Rise — New Developments That Will Change Naranja's Skyline

Where: across Naranja

When: 2025–2026

If you didn't know, Naranja is in the middle of a housing surge, with projects ranging from affordable rentals to long-awaited townhomes. 

Together, they will redefine the neighborhood and widen its options for families, seniors, and first-time buyers.

At Naranja Grand II (28050 SW 147th Ave), 200 family-focused apartments are under construction adjacent to the newly completed seniors' tower, its completion slated for fall 2025. 

Both are designed to anchor a new era of affordable living right in the heart of the community. 

Meanwhile, the most ambitious Miami-Dade project to date from Habitat for Humanity broke ground on September 2, 2025, and this 150-townhome community will give workforce families a rare shot at ownership through sweat equity and zero-interest financing.

Rental choices are on the agenda as Aura Living (SW 280th St & SW 152nd Ave) moves forward with 211 apartments and amenities like a pool and fitness center, and Summer Breeze (US-1 & SW 232nd St), a 192-unit proposal, which reserved 40% of units for workforce housing, awaits rezoning.

If all goes as planned, these projects will do more than add new buildings — they'll transform Naranja from a pass-through pocket into a place where residents at every stage of life can put down roots.

Clearing the Way for a Cleaner Corridor

Think the skyline is the only thing changing in Naranja?

Well, that's only half the story! 

US-1 through Naranja is FINALLY getting a facelift, starting with the removal of one of its biggest eyesores. 

On June 12, 2025, the Naranja Lakes CRA approved the emergency demolition of the long-abandoned property at 27501 S. Dixie Hwy, allocating up to $250,000 for the job.

The building had sat empty for years, dragging down the corridor's aesthetic and raising safety concerns, which is why the demolition cleared a blighted spot and opened the door for new redevelopment opportunities along Dixie Highway. 

Combined with the CRA's broader 2025 plan to attract new businesses and spruce up the streetscape, the move signals a shift toward a cleaner, safer, and more inviting gateway into Naranja.

Southland Mall Begins Its Next Life as Southplace City Center

Where: 20505 S. Dixie Hwy, Cutler Bay

When: March 2025 and beyond

Just minutes north of Naranja, bulldozers rolled in this spring to start transforming the aging Southland Mall into the $1.5B Southplace City Center. 

Phase one, called The Current at City Center, broke ground in March 2025 and will bring new apartments, retail, and public spaces as the first step in a massive redevelopment plan.

The long-term vision includes housing, shops, green spaces, and even a future hotel, making this the biggest retail and lifestyle overhaul South Dade has seen in decades. 

What does it mean for Naranja residents? Stress-free access to more dining, entertainment, and everyday conveniences without trekking far from home — a game-changer for anyone tired of driving into central Miami for options!
