If you've been sensing that a Little River version 2.0, far beyond another restaurant opening or small redevelopment, it’s not just your imagination.
Two major glow-ups now put that rumored transformation on solid footing, and we're here to confirm it!
First on the list is a 22-story Live Local proposal filed for 7501 & 7553 NE 2nd Ave, a project that would rise roughly 235 feet and introduce 348 residential units with ground-floor retail.
A major piece of the plan is its commitment to workforce housing, with at least 40% of the units designated under Live Local guidelines.
The proposal also seeks multiple parking, pedestrian waivers, and a lot-area exception, signaling a deliberate move toward higher density and a more urban street presence along this corridor.
What makes this more than a one-off is what's happening at the policy level.
In 2025, the City of Miami advanced updates to its Transit Station Neighborhood Development (TSND) rules, expanding eligibility and, in some cases, increasing incentive radii from roughly half a mile to as much as a full mile.
For Little River, that expansion matters, as large portions of the neighborhood remain zoned for industrial or workplace uses, and these changes bring more parcels within reach of residential and mixed-use redevelopment.
Together, these tiny changes provide something Little River hasn't always had at once: a real project on the table and a regulatory framework that makes more projects possible.

A highly anticipated reason is The Triangle (200 NE 62nd St.), a new neighborhood hub that brought Little River another flexible venue for parties, gatherings, celebrations, and fun events just this month.
Another headline came with the return of Fooq's (150 NW 73rd St.), which officially reopened on January 23, 2026, in a much larger format than before.
The new location features a two-story build-out with an upstairs component, marking a clear step up in scale and signaling that Little River can now support larger, destination-style dining spots.
Oh, and how can we forget Lion's Den (150 NW 73rd St.)?
Included in the reopening of Fooq's, this vinyl-focused listening lounge, located just above it, will be ready in early 2026 with music-centered experiences, becoming another option in Little River's growing mix of places to eat and spend time.

One of the most unusual announcements came in October 2025 with the reveal of Revault, a design-driven project billed as a luxury car vault and collector community planned for Little River.
Unlike traditional storage facilities, Revault is positioned as a private, ownership-based experience with 16 for-sale car studios, each designed for collectors who treat vehicles as assets, hobbies, and social currency.
There are also plans for club-style amenities and shared social spaces, allowing owners to gather, host, and interact around their collections.
While an exact construction timeline has not yet been released publicly (some say 2027), the project's announcement adds another layer to Little River's evolving identity as a canvas for specialized, lifestyle-driven real estate concepts.
