What's new in Sweetwater?

I've all the juicy "deets" for anyone who wants to know!

Offering convenience, culture, and community in one compact pocket of Miami, Sweetwater may look modest at first glance — but this micro-city has a habit of surprising people the moment they take a closer look.

Behind its walkable streets, long-standing immigrant roots, and everyday bustle around FIU and Dolphin Mall, Sweetwater has been rolling out its own round of upgrades, fresh developments, and new places to explore — all reshaping the neighborhood into something truly special, from the inside out.

We're talking new buildings, new amenities, and new reasons to brag about living in the 'burbs… with plenty more on the way.

Here are 4 things new to watch for in Sweetwater.

Skyline Glow-Up, Sweetwater Edition

Where: Sweetwater & Dolphin Station Area

When: 2025–2026

Sweetwater's getting a few gigantic upgrades — and they're pretty hard to miss. 

First on the list is the new Tech Tower (500 NW 112th Avenue), which officially broke ground in October, offering a 23-story residential building with 517 units, prime amenities, and retail space on the ground floor. 

Designed by Arquitectonica and backed by Global City Development and Gilu Development, it signals that Sweetwater is entering a new stage of growth.

Meanwhile, a short drive away, the massive Upland Park community (Dolphin Station Park-and-Ride, NW 122nd Avenue) is also taking shape as a billion-dollar, transit-oriented project that will eventually add 2,000+ apartments, major retail and commercial spaces, and a full walkable neighborhood feel tied to the SMART Plan's East-West Corridor. 

Phase One already broke ground earlier this year, and when everything is complete, the area around Dolphin Mall will look and feel completely different — in a good way.

We don't know about you, but it's looking like Sweetwater's future is building upward.

Here's the Tea on Sweetwater’s Latest Improvements

Where: Ronselli Park & SW 8th Street

When: 2025–2026

If you haven't been going outside lately, then you probably missed Ronselli Park's (250 SW 114th Avenue) highly anticipated reopening in September, and you'll be happy to know it was worth the wait.

The upgraded park now has refreshed fields and courts for baseball, basketball, pickleball, football, and soccer. 

It also introduced the brand-new Jorge Mas Canosa Youth Center, offering programs such as ballet, karate, after-school activities, and even youth soccer clinics supported by Inter Miami CF.

Meanwhile, the new FIU–Sweetwater Pedestrian Bridge (SW 8th Street) continues to move forward toward its 2026 completion. 

With construction underway and modern safety features built into the design, this bridge will restore a safe connection between FIU and Sweetwater — something students and residents have been asking for years. 

Once finished, crossing the Tamiami Trail will feel a whole lot safer and easier.

Sweetwater's putting time and money into things that really matter, and we couldn't be prouder!

Dolphin Mall Steps Into a Bigger, Brighter Phase

Where: Dolphin Mall

When: May–December 2025

Dolphin Mall has been an uber-busy bee this year. 

In May, the BRITTO® Flagship Store (11401 NW 12th Street, Entrance 5) opened its doors, filling the space with Romero Britto's signature pop-art style, collectibles, and colorful home pieces. 

The launch came with a DJ, giveaways, and a whole lot of photos — everything you'd expect from a Britto opening.

But the big headline is coming in December, as Primark finally opens its first Miami-area location at Dolphin Mall on December 16, 2025. 

The store will cover 33,700 square feet and bring its well-known mix of trendy clothing, accessories, home goods, and beauty items at budget-friendly prices. 

Expect crowds. And hype. And probably a few people lining up before sunrise.

Safe to say, your weekend mall trips are entering the next level!

When: June 2025

Sweetwater isn't known as Miami's wellness hotspot — but that changed the moment the EVEN Hotel Miami–Doral Area (10770 NW 25th Street) opened its doors in June. 

This 125-room newcomer leans heavily into the feel-good lifestyle, with in-room workout zones, a 24/7 fitness center, and a menu at EVEN Kitchen & Bar focused on lighter, health-forward meals. 

Its location, a few steps from Dolphin Mall, makes EVEN Hotel Miami–Doral Area a go-to for visiting shoppers, FIU family weekends, business travelers, and anyone who wants the convenience of staying close to everything without the frenzy of Miami's busier districts.
