     What's new in North Miami Beach?  

    I've all the juicy "deets" for anyone who wants to know! 

    With a strategic location midway between Miami and Fort Lauderdale International Airport, the premium community takes pride in its easy access to the best of South Florida, from lush nature to the most famous shopping, dining, and entertainment destinations! 

    But you don't have to look BEYOND its perimeter to understand why North Miami Beach is a "first-tier" suburb! 

    Considering its bustling business district, numerous apartment communities, world-class restaurants, and shopping destinations, NMB stands out from most suburbs across South Florida!

    And yes, you guessed it!

     North Miami Beach is about to welcome more! 

     Here are 4 things new to watch for in North Miami Beach. 

     (1) 

     A New Wave Of Residential Developments Dawns On NMB! 

     Where: across North Miami Beach 

    It seems developers have teed up North Miami Beach as a "renter's paradise" as a new wave of residential projects stacks up on this mid-size suburb!

    We have Aura North Miami Beach (17071 W Dixie Hwy.), a 373-unit, Class A multifamily development rising at nine stories slated for Summer 2024, which will feature views over Greynolds Park, Maule Lake, the Intracoastal Waterway, and Sunny Isles Beach, a structured parking deck, and resort-style rooftop amenities, alongside a leasing office, a pet spa, and a southern courtyard with a dog park and green community spaces.

     Nexo Residences (13750 Biscayne Blvd.), the first new construction condominium project with full home-sharing capabilities by Blue Road and Fortune International Group, which will be 15 stories high with 254 move-in ready residences, will also join the North Miami Beach in 2026. 

    But that's not all!

    The word from the grapevine is that North Miami Beach is still looking at MORE residential project proposals, including a 700-unit apartment project at 1750 and 1775 Northeast 167th Street from Ari Pearl! 

    Will we see more apartment and condo communities pop up in North Miami Beach in the near future?

    Considering this fast-paced trend, there's no doubt we'll have more residential projects to watch for!

     (2) 

     North Miami Beach Welcomes New Mixed-Use Projects — A Few Already Underway! 

     Where: across North Miami Beach 

    Think "resi" projects are the only constructions North Miami Beach is cooking?

    Well, think again because along with these apartment buildings are mixed-use developments, with a few rising in North Miami Beach soon!

    First on the list is a 400-unit project at 2261 Northeast 164th Street by the BH Group, slated for 2025, which will feature 1,825 square feet of commercial space on the ground floor and 587 parking spaces on a nearly two-acre site, bound to bring in more than 2,100 jobs to North Miami Beach.

     Skygarden Miami (16300 NE 19th Ave.), a 19-story multi-family luxury development with 341 apartments and over 12,000 square feet of retail space, also started construction in 2023 and will be completed soon.

    And yes, there's more!

    Albeit still in the works, NMB locals may be looking at three more mixed-use developments, including Aventura-based NMD Nomadas' Elevate North Miami Beach Apartments (1973, 1981, and 1991 Northeast 163rd St.), on the site on CAO Bakery and Café, and feature 3,034 square feet of commercial space over 618,786 square feet, incorporating 490 parking spaces.

    Another mixed-use project proposal was also been approved last February from May NMB LLC, a collaboration between New Jersey-based Accurate Builders and Kastel Development, at 16385 NE 22nd Avenue, which will consist of three apartment towers with 1,217 residential units, approximately 23,300 square feet of commercial space, 1,622 parking spaces, and several amenities.

    We're also waiting on the Oak Row Equities' Venus North Miami Beach (2060 NE 164th St.), a 26-story, 440-unit apartment tower with 10,735 square feet of ground floor commercial space and an integrated parking garage with 499 spaces, and the highly anticipated 2.5 million-square-foot mixed-use project called New North Town Center(15800 West Dixie Hwy), which will feature 1,650 residential units, 260,000 square feet of office space, and 175,000 square feet of retail space, that was approved in 2018 but have yet to start construction!

     (3) 

     A Beloved North Miami Beach Mall Sells For $46 Million! 

     Where: 1205 NE 163rd St, Miami, FL 33162 

     When: Happening Now! 

    Another South Florida mall "bites the dust," as one of NMB's beloved shopping hotspots, Mall at 163rd Street, sold last March for a whopping $46 million!

    Purchased by a team for four companies, Taillard Capital, Tuesday Properties, Ark Ventures, and Strategic Capital Alliance, Mall at 163rd Street, according to sources, will be redeveloped into an "upgraded" lifestyle center with 12,000 apartments and a portion of retail spaces.

    Although plans haven't been finalized, there's no doubt we'll see a REVITALIZED Mall at 163rd Street rising in the same spot soon!

     Talkin' Tacos Opens In North Miami Beach 

     Where: 14815 Biscayne Blvd, Miami, FL 33181 

     When: Happening Now! 

    It's fiesta time at North Miami Beach's Biscayne Commons, as Talkin' Tacos opened its new location last March!

    Famous for bringing different kinds of tacos to Miami, including the crowd's beloved Birria Tacos, Bang Bang Shrimp Tacos, and Caribbean Carne Tacos, Talkin' Tacos is North Miami Beach's current "talk of the town" — and the hype isn't settling down!

    So, if you're looking to try something new this weekend, don't forget to drop by NMB's latest food spot and grab a Birria Ramen — it'll be a unique dining experience you'll want to relive over and over again!
