What's here and what's coming for the local shopaholics of Kendall?
If you frequent the community's three famous shopping destinations, Dadeland Mall, The Falls, and The Palms At Town & Country, you may have already noticed their newest tenants!
You best believe these big-name brands are pretty hard to miss!
You have a new dining spot joining The Palms At Town & Country (11800 Mills Dr.), Chef Adrianne's, alongside new national retailers like Nordstrom Rack and a newly opened mega gym and fitness center, EōS Fitness!
Meanwhile, The Falls (8888 SW 136th St.) welcomed new tenants like the massive Life Time, a three-story resort-like spa with a saltwater pool, pickleball court, beach club, and cafe, a towering 8,000-square-foot Naked Taco by Chef Ralph Pagano, an indoor-outdoor True Food Kitchen, and an Arcade Time Entertainment, a play area with arcade games, virtual reality, and motion simulation rides.
In 2023, Dadeland Mall (7535 N Kendall Dr.) "wowed" mall-goers with seven new stores and food spots, like Spanish brand Bilbao Clothing and accessory brand Bimba y Lola, alongside Eye Center Boutique, Etam, Fat Tuesday, Razer, and Pei Wei!
This year, Pura Vida, Tag Heuer, Don Jediondo, and Mia Collections also opened their shops in Dadeland Mall.
But that's not all!
In a few months, La Cañita and La Boulangerie Boul'Mich will be joining The Palms at Town & Country, while Dadeland Mall will feature seven more shops, including Gucci, Dick's House of Sports, Warby Parker, Maceeo, Tutto Piccolo, Tommy Bahama, Kendra Scott, and Ben's Pizza!
It looks like this sprawling suburban paradise is putting out all the stops to turn its commercial scene into one of Miami's best!

Two New Rental Communities Are Rising In Kendall — And One Is Inside A Famous Local Mall!

Okay, you got me.
Kimco Realty's rental residential development proposal won't be inside Kendall's Palms at Town & Country (11800 Mills Dr.) per se but will occupy a portion of it.
The Jericho, New York-based real estate investment trust proposed a pair of 12-story apartment buildings on the site of a Kohl's-leased building at The Palms at Town & Country this February, which will offer 630 rental units, alongside 13,000 square feet of retail in one building and 22,000 square feet in another.
Meanwhile, the other residential development, Alexan Kendall, will be located within the planned mixed-use development, Kendall Town Center (SW 88th St, Miami, FL 33196).
Alexan Kendall will be spread across 20 acres and offer 576 luxury apartment homes and expansive indoor and outdoor amenity spaces, including the West Kendall Baptist Hospital and other retail, entertainment, and employment destinations.

Kendall Locals Are Getting Affordable Housing — And It's The FIRST Of Its Kind!

When: Q1 - 2026
A new $42 million community is taking shape on a nine-acre site at 11025 SW 84th St., and it's the first of its kind in Miami-Dade County!
Why is that, you ask?
Well, this affordable housing isn't just for everybody — The Village of Casa Familia is for adults with intellectual disabilities!
Thanks to nonprofit Casa Familia and Miami-Dade, the abandoned county site will transform into a village with homes with capped rents, an 11,000-square-foot community center, a gym, a game room, a movie theater, and a pool & spa!
Once the project is completed, United Community Options of South Florida will provide services and support to residents, and RAM Partners will manage the site.
The Village of Casa Familia will also be within a three-minute drive to the Palms at Town & Country, a four-minute drive to Kendall Indian Hammocks Park, and 10 minutes to Baptist Health South Florida!

The Dadeland South Intermodal Station Project Unveils

The Dadeland South Metrorail Station is getting a massive upgrade!
Last March, Miami-Dade County Mayor Daniella Levine Cava and the Department of Transportation and Public Works commenced the Dadeland South Intermodal Station project, a $66 million renovation to improve the station's connectivity, reliability, safety, and parking.
Upon its completion, the Dadeland South Metrorail Station will offer new canopies for better weather protection for transit riders, a seamless connection to the county's inaugural Bus Rapid Transit system, easy access for vehicles and pedestrians to the North section drop-off and pick-up points, a dedicated bike path connecting to The Underline and the South Dade Trail, and enhanced safety for Miami-Dade commuters!
Now, commuting around Miami-Dade will be as easy-breezy as it's supposed to be!
