If you didn't already know, Biscayne Bay is undergoing a major revamp, thanks to a series of environmental enhancements by the City of Miami.
And with new funding and projects, including a $20 million investment from Governor Ron DeSantis as part of the Biscayne Bay Water Quality Improvement Grant Program, the Biscayne Bay restoration efforts have gained MOMENTUM!
We're looking at crucial wastewater improvements, like septic to sewer system conversions, stormwater management projects to reduce pollution, and healthier marine life and environmental sustainability around Bay Point!
Folks, our beautiful Biscayne Bay is being reborn before our eyes, and we're all for it!

Parking, Height Increases, and New Developments Hang in the Balance — MiMo's Evolution Sparks a Revolution?

Okay, it's not as sensational as we'd like, but 2024 has, indeed, put the MiMo Biscayne Boulevard Historic District at a crossroads due to some controversial proposed changes, including height increases and new developments, in this beloved strip.
One standout proposal is the height limit increase from 35 to 55 feet for new developments, which has sparked mixed reactions among residents, including Bay Point's elites, some viewing it as necessary for progress while others fearing its disruption to the district's character.
With developers like Avra Jain of the Vagabond Group eyeing a series of multifamily buildings and parking solutions in the area, which may potentially reshape the MiMo District, community meetings have been held to address the public's rising concerns.
Will the Vagabond Group's new projects push through?
The latest update says changes are approved, so we're guessing it's a GO!

New Mixed-Use Projects Rise Around Bay Point

If you've been cruising around the MiMo District or see it from your window, you've probably noticed the construction of new mixed-use developments all around.
Curious about these exciting additions?
Let's dive deep into some noteworthy projects joining this historic strip!
As previously mentioned, Avra Jain of the Vagabond Group proposed a five-story building with two levels of office space and roughly 250 parking spaces in a three-floor garage operated by the MPA at 7500 Biscayne Blvd.
Meanwhile, roughly ten blocks south, Asia Capital Real Estate is also planning to build a multifamily residential building with 449 units next to Legion Park, which will be an 85-foot development with approximately 45 to 75 affordable or workforce housing units, 34 to 186 public parking spaces, and a public promenade.
Oh, and do you still remember Morningside's planned retail and residential project, Morningside Place (5445-5501 Biscayne Blvd.), announced in 2012?
While there are still some kinks yet to be addressed, we might see this highly anticipated destination rise soon!
