Tucked in the heart of West Kendall, just minutes from Zoo Miami and the Turnpike, Three Lakes enjoys one of the most connected spots in southwest Miami-Dade.
In fact, you don't even have to leave the neighborhood to see what makes Three Lakes click with families and professionals alike!
From its gated communities and lush greenways to nearby parks, retail, and beloved local events, Three Lakes punches above its weight as a top-tier suburb.
And guess what?
There's more on the horizon — and we've rounded up the local buzz to keep you in the loop!
Here are 3 things new to watch for in Three Lakes.

Three Lakes Said 'No' to the Trash Train — and It Might've Worked
Where: SW 127th Ave & SW 136th St, Three Lakes, FL
When: Jan–Oct 2025
A proposed waste transfer station nearly rolled into Three Lakes this year — but the community slammed the brakes on it.
The plan? A rail-served garbage hub from Secure Storage of Miami that would've hauled in construction debris and solid waste, loaded it onto trains, and shipped it out of the county.
Sounds efficient — until you realize it would be right next to your home.
HOAs from Three Lakes, Deerwood, and Bonita Lakes rallied under the "Stop the Waste Station" banner, flooding zoning meetings with concerns about odors, pollution, pests, and groundwater risks.
And guess what? It worked — kind of.
The county's zoning board rejected the plan early this year, but the landowner appealed.
Fast-forward to October 2025, and there's good news: Miami-Dade Commissioners voted to support an alternate location way up in Medley instead.
Nothing's final yet, but it looks like Three Lakes just dodged a very smelly bullet.

Will The Long-Awaited Expressway Finally Happen?
Where: West Kendall, connecting SR-836 to SW 137th Ave
When: Early 2025
Three Lakes drivers, rejoice — the Kendall Parkway might finally get built.
After years of back-and-forth and legal speed bumps, Miami-Dade County gave the green light to extend the Dolphin Expressway (SR‑836) west toward the Turnpike.
This 13-mile stretch would cut through West Kendall and dramatically shorten commutes for Three Lakes folks and nearby neighborhoods.
The legal holdup was a dispute with the former toll agency, MDX.
In early 2025, county commissioners voted unanimously to settle it, clearing the path for GMX (Greater Miami Expressway Agency) to take the lead.
Construction isn't underway yet — but planning is shifting into gear.
And if this moves forward, your morning drive might finally start to feel like... less of one.

Here's the TEA on Zoo Miami's "Wild" Makeover ~
Where: Zoo Miami, 12400 SW 152nd St.
When: Fall–Winter 2025
Big changes are happening at Zoo Miami — and they're more than just cosmetic.
Late 2025 marked the grand opening of the new "Wild Connection" habitat, a stunning open-air exhibit now home to cheetahs, giant anteaters, and servals, including a brand-new amphitheater for animal shows and educational demos.
But what do you know? Even bigger plans are on the horizon, such as a 250,000-square-foot Animal Hospital, complete with viewing windows that allow guests to peek into real-time care.
And if you love giraffes or tigers (who doesn't?), the zoo is tripling its giraffe feeding platform and doubling the tiger exhibit — with a new pavilion and up-close viewing deck.
Oh, and don't forget the annual Zoo Lights festival!
Running through December 30, it's a holiday staple for many Three Lakes families, with glowing displays, themed nights, and extra-late hours for a festive zoo experience after dark.
