Big changes are rolling out across ALL Florida HOAs (including yours!), aimed to make your life more transparent, efficient, and, dare we say, a bit more fun (?).
Are you curious about what your HOA's cooking for you? Here's the scoop:
1) Transparency, Upgraded: By January 2025, HOAs must post meeting minutes, financial statements, and other significant docs online (securely, of course).
No more guessing games — log in and stay in the loop!
2) Money Matters: HOA debit cards are now tightly restricted.
Plus, if you request financial records, the HOA has 15 days to respond—or fines tied to delays could vanish. Cha-ching!
3) Freedom to Upgrade: Do you want to install that sleek new A/C unit? Go for it.
Interior changes are a green light as long as they're not visible from outside and meet community standards.
4) The Driveway Do's: Have a pickup truck parked out front? No problem — it's welcome in your driveway (just no commercial logos, please).
Are you thinking about adding a garden or storing a boat? That's fine, too — but keep it out of street view.
5) Board Smarts: If you're serving on the HOA board, prepare to study up.
Starting July 1, 2024, board members must complete training on financial transparency, recordkeeping, and more—with certification renewals every four years.

Time to Put in the Earplugs — The Cocoplum Stormwater Sewer Improvements Phase 2 Project is in the Pipeline (no pun intended)!
Where: Cocoplum Phase 1 (section of long Los Pinos Blvd. between Monaco Street and Cocoplum Road, sections of Los Pinos Court, along Monaco Street and Vistalmar)
When: December 2024
Yes, peeps, you read it right!
The Cocoplum Stormwater Sewer Improvements Phase 2 Project is locked and ready, and you'll be looking at months of digging, pounding, and everything else in between to enhance drainage, mitigate flooding during heavy rains, and the overall efficiency of Cocoplum's stormwater management system.
While Tahiti Beach won't be directly affected, service-wise, this project may lead to changes in traffic patterns or detours on routes you pass by daily, especially if you frequent Cocoplum Phase 1.
Another thing is that the construction noise and activity may be a bit noticeable, so keep those earplugs handy, just in case!
