What's new in Gables by the Sea?  

I've all the juicy "deets" for anyone who wants to know!

Known as one of City Beautiful's oldest (but certainly not outdated) gated waterfront communities, this slice of nirvana has been around longer than your favorite local café, but it won't be left in the dust, especially when it comes to fresh upgrades and game-changing updates.

New parks, new rules, and exciting weekend escapes, oh so cool!

In this side of town, the residents RULE!

Here are 3 things new to watch for in Gables by the Sea.

HOA Overhaul: What's Changing at Gables by the Sea?

Hear ye, hear ye, Gables by the Sea residents!

The HOA rules are changing, not just in your community but across Florida!

These new changes will make things more transparent and homeowner-friendly, so if you're still clueless about what to expect, here are some important updates you should know:

1) Document Transparency: By January 2025, HOAs must post meeting minutes, financial statements, and other significant documents on a secure app or website, allowing residents to check on what's happening in the community from the comforts of their homes anytime.

2) Financial Safeguards: Unapproved expenses, begone! 

HOA debit cards are now restricted, and homeowner requests for financial records must be attended to within 15 days, or else any fines related to that request might get waived! Woot Woot!

3) Architectural Changes: If you're contemplating an air conditioning update or other interior changes, your HOA can't stop you from making them, as long as they're not visible from outside — and they don't go against the community standards!

More freedom to make that home the way you want!

4) Parking and Storage: If you have a pickup truck or a work vehicle, you can now park it in your driveway without qualms from the HOA (as long as it's not a commercial truck, of course!).

Plus, if you want to store items like boats, artificial turf, or even a vegetable garden, they can't restrict you — but make sure it's not visible from the street.

5) Board Member Education: A HOA board member? Well, buckle up because there are NEW educational requirements!

As of July 1, 2024, board members must complete training on financial transparency, recordkeeping, and more, with certifications renewed every four years, to keep the HOA running smoothly and responsibly — a WIN for the community!

These updates aim to make life easier and more transparent for homeowners.

"Park" Your Adventure at These Fresh Green Spaces Around Gables by the Sea!

Are you looking for more parks to visit with the kiddos?

Say no more — Gables by the Sea's next-door pal, Pinecrest, has you covered with not one but two fresh green spaces to explore!

First on the list is the Gary Matzner Park (6610 N Kendall Dr.), a 3.76-acre two-parcel site (formerly known as the Palermo Property) that had its groundbreaking last July.

While it's still closed to the public, this charming neighborhood park will offer expansive open spaces, natural play areas, a covered playground, a walking path, a restroom shelter, parking, numerous specimen trees, and a park gateway.

Another Pinecrest park to watch for is Mas Property's Aleyda Mas Park (11855 SW 60th Ave.), a five-acre tract boasting exotic trees, trails, a lagoon, and a massive resort-like house. 

The master planning for this beauty started last September, which means it'll only be a few months until we see ourselves in action at this piece of paradise!

Weekend Plans? Pinecrest Gardens Has You Covered with Concerts and Holiday Magic!

Seasons are swiftly changing, and come Fall and Winter, you'll have more reasons to party around Gables by the Sea, especially with Pinecrest Garden's exciting events coming your way!

For October, Pinecrest Gardens will celebrate the Candlelight Concert Series, a magical evening under the stars with live music tribute to Whitney Houston and Luis Miguel (October 11), the "A Haunted Evening of Halloween event (October 26), and Tchaikovsky & More on November 15.

Meanwhile, on October 19, Pinecrest Gardens will offer visitors a multi-sensory experience blending music, arts, and healing at the Banyan Bowl, care of the T.E.M.D.A. Medicine Music Festival.

Want more?

Visit in December and enjoy the Nights of Lights from December 6 to 29, where Pinecrest Gardens will transform into a winter wonderland with twinkling lights, festive treats, live performances, and Santa sightings!
