I've all the juicy "deets" for anyone who wants to know!

Surrounded by calm bay waters, framed by palm-lined streets, and defined by quiet prestige, Biscayne Point remains one of Miami Beach's most discreet waterfront enclaves.

Private docks, sweeping canal frontage, guard-protected access, and estate-style living give this low-density island a rhythm that feels miles away from the buzz of Collins Avenue — even though North Beach sits just across the bridge.

And now, with record-breaking home sales rewriting price expectations, on-island upgrades reinforcing exclusivity, and new developments rising just steps away, Biscayne Point isn't just maintaining its charm — it's entering a bold new chapter.

Here are 3 things new to watch for in Biscayne Point.

Biscayne Point Joins The Eight-Figure Club — Twice

Someone cue the champagne — Biscayne Point just crossed a line it had never crossed before.

In January 2026, two waterfront estates officially pushed the island into eight-figure territory for the first time.

We're talking about a newly built residence at 7960 Biscayne Point Cir. that closed for $10.8 million, setting a new all-time high for the neighborhood. 

And just weeks earlier, another custom estate at 1844 Daytonia Rd. sold for $10.2 million, confirming that the first wasn't a fluke — it was a shift Biscayne Point was looking for.

Mind you, these weren't just ordinary remodels — both properties were new construction waterfront homes with expansive layouts, private docks, pools, and contemporary finishes designed for modern luxury living on the water.

But contrary to what you know, the momentum didn't begin in January.

December saw 1050 Stillwater Dr. trade for $9 million, while several other waterfront homes across the island closed in the $4 to $6.5 million range — steadily climbing toward the new threshold.

So what does this mean for Biscayne Point?

Safe to say, it's now competing at a level that commands eight digits — and buyers are clearly willing to pay.

Guards Up And Palms Planted — Biscayne Point Doubles Down On Island Living

When: September 2025

Luxury on the water is one thing. Protecting it is another.

In Biscayne Point, September brought two important confirmations that it isn't just coasting on reputation.

In early September 2025, the City of Miami Beach officially adopted the annual assessment roll for the Biscayne Point Security Guard Special Taxing District, ensuring that the neighborhood's 24-hour guard presence continues into the next fiscal year.

Yes, that means the island remains professionally guarded — a rare amenity in North Beach that keeps Biscayne Point operating in a tier of its own.

And that wasn't the only upgrade.

Later that month, the Biscayne Point Homeowners Association announced its South Entrance Beautification Project, introducing new palm tree installations at the island's southern entry corridor to elevate the streetscape and reinforce that "private island" arrival moment.

That full-time security and intentional aesthetic upkeep are exactly how exclusive neighborhoods protect value.

Quiet upgrades. Visible standards. 

These are a reminder that Biscayne Point isn't just selling homes — it's maintaining a lifestyle.

Big Builds Rising Just Minutes From Biscayne Point

When: 2025 through early 2026

While Biscayne Point was busy breaking price records, construction cranes were busy changing the skyline just blocks away.

And yes — some of it is happening on the island itself.

First up is Denbora Bay II (West Noremac Ave., Biscayne Point), a DRB-approved boutique project featuring six residential units across four stories. 

This small-scale development brings a rare multi-unit product directly onto the island — a notable shift in an otherwise predominantly single-family neighborhood.

Just across the bridge, the transformation continues.

72 Park (580 72nd St.) officially opened in early 2025, adding 206 condominium residences to North Beach's growing skyline. 

And it's not just residences — the building is welcoming Ezio's Steakhouse (580 72nd St.), a new Italian-inspired steak and seafood concept expected to open in late 2025, elevating dining options within minutes of Biscayne Point.

PALMA Miami Beach Residences (600 71st St.) also broke ground in December 2025, bringing a planned 14-story, 126-unit tower into the pipeline. 

The highly anticipated 72 Carlyle (600 72nd St.), however, remains in the approved and planned phase, with 134 additional units expected to further densify the corridor.

More neighbors. More activity along 71st and 72nd Street. More restaurants and services are following the rooftops.

Yet, even as North Beach rises vertically, Biscayne Point remains low-density, waterfront, and guard-secured — a lifestyle that becomes rarer as surrounding inventory expands.

Growth is, indeed, coming.

Biscayne Point, however, blissfully stays exclusive.
