What's new in Kings Bay?

I've all the juicy "deets" for anyone who wants to know!

Known as one of City Beautiful's oldest (but certainly not outdated) gated waterfront communities, this slice of nirvana has been around longer than your favorite local café, but it won't be left in the dust, especially when it comes to fresh upgrades and game-changing updates.

New parks, new rules, and exciting weekend escapes, oh so cool!

In this side of town, the residents RULE!

Here are 2 things new to watch for in Kings Bay.

Anchor Your Dream at These Stunning New Kings Bay Listings!

Where: Across Kings Bay

When: Happening Now!

Are you dreaming of living in one of Miami's most prestigious corners? Well, now's your chance!

Thanks to Kings Bay's newest listings, you can grab a piece of that boater's paradise — for a million-dollar sum, of course!

First up is a delightful three-bedroom, two-bathroom home in 6420 Dolphin Drive with 1,980 square feet of living space, priced at $1,400,000!

Built in 1972, the residence features a formal living room with rustic wood accents, neutral marble flooring, and a welcoming kitchen embellished with white cabinetry, granite countertops, stainless steel appliances, and a wine cooler.

Meanwhile, the primary suite includes a walk-in closet and a bathroom with a glass-enclosed jetted shower and dual sinks, and the backyard boasts a pool and covered patio, ideal for entertaining.

This gorgeous Kings Bay home also offers a paver driveway, a gated side yard with space for a boat or golf cart, and a two-car garage.

Next on the list is a four-bedroom, three-bathroom single-family property on 6300 SW Mitchell Drive spanning 2,423 square feet on a generous 0.30-acre lot, with a whopping $1,890,000 price tag!

Bathed in natural light, the stunning home offers an expansive formal living and dining area complemented by marble flooring, with a modern kitchen outfitted with stainless steel appliances, granite countertops, custom cabinetry, and a convenient breakfast bar.

Further inside, you'll find a primary suite with a spacious walk-in closet and an en-suite bathroom with dual sinks and a glass-enclosed shower, while the additional bedrooms are thoughtfully designed for comfort and practicality.

Outside, you can indulge in an oversized covered terrace and a sparkling pool alongside a professionally landscaped yard, a circular driveway, and a two-car garage with additional space for a boat.

Keep your eyes peeled because there are two more coming!

The third listing is a five-bedroom, three-bathroom residence on 14630 Bonito Drive priced at $1,800,000.

Offering 3,401 square feet of living space on a nearly half-acre lot, this lavish property, built in 1971, exudes charm with its lush, tropical landscaping reminiscent of Fairchild Tropical Garden, as its interiors feature a split-bedroom layout, a cook's kitchen, and spacious formal living and dining areas, all designed for comfortable living and entertaining.

But that's not all!

It also boasts impact doors and windows, accordion shutters, a full-house generator, and an expansive backyard with space for a pool!

Last but not least is the most expensive of them all, a $2,778,000, meticulously renovated four-bedroom, 2.5-bathroom home with 2,505 square feet of living space on an 18,193-square-foot corner lot at 6500 Marlin Drive!

Originally built in 1973, the residence is now a modern haven with impact windows and doors, a chef's kitchen with a collector's stove, and a Savant smart home system with built-in surround sound in the TV room.

Step outside and peruse along a professionally landscaped exterior with a beach entry, heated saltwater pool, a circular driveway, a dream two-car garage, and ample space for boat storage!

Which of these listings caught your eye?

Better get your offers sorted— these beauties won't last long on the market!

Heads Up, Kings Bay! HOA Rules Are Getting a Makeover (And It's All Good News!)

Where: Across Florida

When: Happening Now!

Life-changing rules and regulations are coming to HOAs across Florida — this means Kings Bay, too!

Don't worry; these updates are all about making things easier, clearer, and more homeowner-friendly.

Here's the scoop:

1) Your HOA Docs? Just a Click Away!

By January 2025, no more chasing down paperwork or waiting for meeting notes.

HOAs must upload all the important stuff — like meeting minutes and financial statements — to a secure online portal.

Grab your phone, tap a few times, and voilà! Instant updates from the comfort of your couch.

2) Bye-Bye, Free-Spending HOAs

HOA debit cards are now officially on lockdown.

Plus, if you request financial records, your HOA has 15 days to deliver.

Did you miss the deadline? Keep calm — fines related to your request may be wiped away.

Consider this a win for your wallet!

3) Your Home, Your Rules (Well, Almost)

Are you thinking about upgrading your AC or making a few interior changes?

The HOA can't stop you — as long as it's not visible from the street and it follows community standards.

Time to make your house feel like your home!

4) Parking Wars: Problem Solved

Have a pickup truck or work vehicle? Park it proudly in your driveway (but don't roll in with a commercial rig).

Do you want to store a boat, grow a garden, or add some turf? It's fine, as long as it's out of street view.

Kings Bay = no more parking drama.

5) Smarter HOA Leadership (Finally!)

Starting July 2024, all HOA board members must take training courses on finances and recordkeeping.

They'll also need to refresh their certification every four years.

Translation? A more informed board = fewer headaches for everyone else.

Have questions or want to know more? Chat with your HOA board and stay in the loop.

Change is in the air, but this time, it's all good!
